How many homes could actually fit on my block?

Answered and approved · Planning · kept in 1 place

There is no single answer based on block size alone. Under the current Missing Middle framework, there is no general minimum block size for dual occupancy, and the practical number of dwellings that can fit is determined by the block’s zone, applicable density provisions and the usable development envelope. That means the realistic dwelling yield comes from testing the planning controls against the actual block, rather than simply dividing the site area by a standard lot size.

Two blocks of the same size can support very different numbers of homes.

What can actually fit depends on how much usable development space remains after considering matters such as:

Setbacks and building envelope — how much of the block can physically be built on.

Site coverage — the maximum proportion that buildings can cover.

Parking and vehicle access — enough space must still be available to appropriately service the dwellings.

Private and communal open space — where applicable.

Planting, deep soil and tree canopy — which reserve parts of the site for landscaping and trees.

Easements, utilities, slope and existing buildings — which can further reduce or reshape the usable area.

The 2026 Missing Middle reforms now allow a wider range of housing in RZ1 and RZ2, including duplexes, triplexes, terraces, townhouses and low-rise apartments, but that does not mean every block can physically accommodate each of those options.

The initial tool can show the likely development envelope and opportunities, while a Full Block Report can test the site in more detail and estimate the realistic number of dwellings that could be accommodated.
