Does the Lease Variation Charge apply to my development?
You may get a Lease Variation Charge (LVC) reduction if your project is a qualifying Missing Middle development. The property must be in an RZ1 or RZ2 area, you must be adding extra homes through a Crown lease change, and you must meet the required approval and construction timeframes.
You may be eligible for a Lease Variation Charge (LVC) reduction if your development meets these requirements:
- Your property is in an RZ1 or RZ2 residential area.
- You are changing the Crown lease to allow one or more additional homes to be built.
- You join the LVC Deferred Payment Scheme on or after 10 June 2026.
- Your development is approved before 30 June 2029.
- All new homes are completed by 31 December 2030.
If you meet all these conditions, your development may qualify for the ACT Government’s LVC reduction for Missing Middle developments.
